Guide to working with E. Wayne Thomas Construction

Step One, Initial Meeting Discussion Points

  • Project Discussion in General
  • What are you trying to Achieve
  • Level of Detail, you wish to share (photos?)
  • Answers to Questions you may have
  • Review on File Concept Drafting (previous projects – on file)
  • Aesthetic, Architectural Style (if any)
  • Material, Quality, Budget, Schedule & Anticipated Start time

After initial meeting & your consideration. lf you choose to work with E. Wayne Thomas Construction. A Design Drafting Agreement will be forwarded for your review. When Agreement is executed between parties, a Retainer Fee will be collected.

Step Two, Concept Design & Plan Development

  1. Site Visit.
  2. Analysis of Local codes and Municipalities.
  3. Site Survey will be ordered. It must be current within one year of the planned construction document permit submittal’s (in some cases).
  4. Other Client information to be shared at this time.
  5. Begin a program list of rooms and square footage, (for general construction cost analysis, review and communication with Client).
  6. Concept Design starts. Typically, a rudimentary Pre-liminary Concept.
  7. Time tapses for completion, submission to Client (Parties Review). Changes &/or Alterations made, repeat process until 90% satisfactory by parties involved.
  8. Once Concept Design is completed to 90% stage, by both parties involved. Commencement of Full Plan Set begins. (See Design Drafting Agreement (when submitted)) for added details and breakdowns.

Final Steps

  1. Plan Sheets, Site Plan, Floor Plan(s), Foundation Plan, Roof Plan, Exterior Elevations, Section Views & Necessary Detail Sheets needed for a Design/Build Permit Submittal package are completed.
  2. Depending on the level of completion required by governing authorities &/or other possible complexities, the Following Professional Services might be required. Listed below but not limited to. Additional Fees possible apply if applicable.

    • Mechanical
    • Electrical
    • Surveying
    • Landscape Design
    • Dock Company
    • Interior Design
    • Interior Decorating

Estimated Fee Schedule:

  • $4.00 to $7.00 per square foot
  • Hourty Rate Fee Basis: $120.00 per hour (see Design Drafting Agreement for more specific detail).
